You’ve found “the one”, now what?
Decide what offer amount you are comfortable with and discuss with your realtor the best options available.
Once an offer is accepted by the seller, it’s time to make sure the home is up to your standards. Your realtor will be able to recommend licensed professionals to conduct your appraisal and property inspection.
While inspections are being done and appraisal ordered, your lender may require certain paperwork and documentation to be provided in order to continue with making sure your loan is ready to go at closing.
During this time, do not apply for new credit cards, make large purchases or pull large sums of money out of the bank and most importantly, do not change jobs. You were pre-qualified and approved for your home loan based on your situation at the beginning of the process and information provided to the lender at that time.
Once you receive the clear to close, it's about setting a date and time to sign your paperwork for your new home!
Your realtor will help coordinate the appointment with the title company and your lender will give you the documents needed beforehand so that you know how much (if any) money is needed to bring to the closing.
